In the summer of 2023, we embarked on a hip-to-gable loft conversion, complete with a rear flat roof dormer, for a classic 3-bedroom semi-detached home.
The loft had originally been converted 30 years ago when the client’s children were young, but they hadn’t been able to achieve the desired standard at the time.

Sam, Andy, and Kaine began the project under permitted development, ensuring the total additional space stayed under 50 cubic meters.
A new loft staircase was installed, extending through the existing airing cupboard, with a Velux window positioned above to flood the first and second-floor landings with natural light.
The redesigned loft space provided ample room for a luxurious master bedroom, featuring a walk-in wardrobe and an en-suite bathroom with a spacious shower. The bedroom also offered beautiful views of the client’s garden, enhanced by a Juliet balcony with a sleek glass balustrade, adding a touch of modern minimalism.
Externally, the gable end was completed with matching bricks to seamlessly blend with the existing house. The front elevation roof was entirely re-roofed, giving the clients long-lasting peace of mind. The dormer was finished with Sandtoft plain tiles to match the existing roof, maintaining a cohesive look.
