When we first visited this property in Leeds to offer an initial quote for a loft conversion, we knew this would be a special project. The house had been built over 100 years ago and was wonderfully preserved, with many beautiful period features still in place – including the original fireplaces, tiled hallway, and original interior doors.
The client was keen to bring some of these features into the loft conversion, retaining the wonderful brick chimney and exposing the chunky wooden purlins in the ceiling.
Once the quote had been agreed, the Extra Space Developments team began preparing plans and paperwork to transform this ancient loft into a stunning master bedroom with an ensuite bathroom and dressing area.
We started by installing new steels and floor joists to reinforce the structure. The existing roof had no breathable felt and the lathes were in poor condition, so the team re-tiled the roof using as many of the original tiles as possible, and using reclaimed where necessary. We also installed six MK06 Velux windows at this point, to bring in lots of natural light.
Next, our team installed the stud walls in preparation for the electrician and plumber to do the first fix. We installed a shower, hand basin and concealed toilet, followed by tiles in a herringbone pattern – in keeping with the period style of the home.
The original stairs were located in the centre of the house, so we planned for the new loft stairs to go above these and land in the loft, allowing plenty of height to meet building regulations. We installed a handrail and spindles that were machined to match the existing stairs, and our team even managed to track down a couple of internal doors on eBay that perfectly matched the originals in the rest of the house. These were dipped and stained with intumescent paint – the perfect finishing touch that made the new loft conversion feel like it had always been part of the house.
