While life on one floor in a bungalow does have a certain practical appeal, as life changes so does the need for additional floor space. For a lot of bungalow owners, the answer’s simple: go up, not out.

This is where loft conversions shine. With many bungalows, the existing roof space is often just sitting there, begging to be turned into a useful space. Even bungalows with small lofts can sometimes add a full new floor.

If you do it right, a bungalow loft conversion isn’t just extra space, it changes the whole feel of the house. You might finally have that view over the garden you always thought only two-storey homes could brag about. And with property prices rising, investing in your own space beats moving.

However, you’ve got to get the details right, starting by teaming up with someone who’s actually done this before. There’s a world of difference between “We think this might work…” and “Here’s how we’ll make it work.”

What Does a Bungalow Loft Conversion Really Cost?

The short answer is it depends. Anyone giving you a price without seeing your place is basically guessing.

As a ballpark figure, for most Yorkshire bungalows you’re looking at £40k to £70k. Standard, inside-the-roof conversions hover at the lower end. Major changes (raising the roof, big structural work) push the top.

We know the biggest cost factor when considering a bungalow loft conversion is roof space. If your roof’s already got space, you’re laughing. If it’s a low-pitch or too cramped, you might need a “roof lift” – and that’s where the bigger costs come in.

Other things that could add to your loft conversion budget:

  • Roof quality: If your roof’s looking a bit tired or the timber’s dodgy, get ready for repairs before you even start.
  • Size: The bigger you build, the more it costs. No surprise there.
  • The Finish: Want something fancy? Like a spa bathroom or boutique built-in wardrobes? That’ll add up.

Will It Add Value? Spoiler: Almost Always

According to Nationwide and Checkatrade a well-done loft conversion often adds 10–20% to your property’s value.

Add a double bedroom and en-suite to your bungalow loft conversion? Expect the top end of that range and quite possibly more.

Say your bungalow’s worth £300k now. A solid conversion could bump that by £60k or more.

But don’t forget: value isn’t all pounds and pence. Sometimes, not having to move out of your favourite street or finally giving the kids their own space is priceless.

Planning & Paperwork: Annoying, But You Can’t Skip It

Permitted Development

Some bungalows can skip the full planning rigmarole, but rules are subject to change, so we always advise to double-check with your local council. The golden number is usually 40 cubic metres for terraced, 50 for detached/semi.

Major changes? You’ll need full planning permission. Sorry, nobody gets out of that.

Building Regs

No matter what, building regs are always needed. Factors like structure, insulation, fire safety and all the boring-but-vital bits need to be checked and pass the Building Regulations. Especially important if you’re planning on selling it soon.

Neighbours

Got a party wall? You’ll need an agreement with the neighbours.

Timeline

Permissions can take from 6 weeks (easy route) to 12 weeks (if things get complicated). The build itself? Usually 8 to 16 weeks, unless Yorkshire’s weather has other plans.

Layout & Design: Don’t Waste That New Space

Where you put the stairs matters more than you think. Get this wrong and you’ll lose precious space downstairs or end up with an awkward climb that feels tacked on.

Good design finds a spot that’s just right and is quite often above an existing hallway or in a nook nobody uses.

Other ways to use space is by adding built-in storage in the eaves and including skylights or dormers for added daylight.

How Long Is the Process?

From first call to last brick, you’re generally looking at around three to four months.

  • Planning/design: 8 to 12 weeks
  • Building: 6 to 12 weeks (or a bit more for big projects)
  • Decor and sign-off: Add another week or two

Weather, tradespeople, and council sign-offs can all throw spanners in the works.
