About this loft conversion project:

The owners of this five-bedroom detached property in Adel wanted to create more usable living space for their family without the upheaval of moving home. With a substantial roof space available, the property offered an excellent opportunity for a large-scale dormer loft conversion.

After discussing how the family wanted to use the additional floor, we designed and built an impressive 11-metre rear dormer loft conversion, transforming the previously unused roof space into a luxury bedroom suite and dedicated cinema room.

The result gave the family an entirely new floor of living accommodation while making better use of the space already available within their home.

What was required?

The client wanted their new loft to provide more than just an additional bedroom. The aim was to create a comfortable and versatile space that could be enjoyed by the whole family.

The design needed to incorporate:

• A spacious double bedroom
• A modern en-suite shower room
• A dedicated cinema room
• Excellent head height and usable floor space
• A staircase and layout that felt like a natural continuation of the existing house

The scale of the roof allowed us to create a substantial 11-metre rear dormer, providing the space required for separate bedroom and entertainment areas without either room feeling compromised.

Our work included:

• 11-Metre Rear Dormer: A large dormer conversion was constructed across the rear of the property, dramatically increasing the available headroom and usable floor area.
• Structural Works: The existing roof space was structurally adapted and reinforced to accommodate the new floor, dormer and internal layout while meeting current building regulations.
• Master Bedroom: A generous double bedroom was created within the new loft, giving the homeowners a spacious and comfortable additional bedroom away from the main living areas.
• En-Suite Shower Room: A contemporary en-suite was incorporated into the design, creating a self-contained bedroom suite and making excellent use of the available space.
• Dedicated Cinema Room: Rather than using the entire conversion for bedroom accommodation, part of the loft was designed as a separate cinema room, providing the family with their own space for films and entertainment.
• Complete Project Management: Our team coordinated the structural work, construction, electrics, plumbing and internal finishing, providing a fully managed service from start to finish.
• Minimal Disruption: Throughout the build, our team kept the site clean and organised, allowing the family to continue living in the property while the conversion progressed.

The completed conversion has transformed an underused roof space into a substantial new floor of the home. The combination of a bedroom, en-suite and cinema room gives the family additional practical living space as well as somewhere specifically designed to relax and enjoy.
